Bathroom Renovation in Dubai
The whole room taken as one job: strip-out, waterproofing, tiling, plumbing, sanitaryware and electrics, with the vanity and storage joinery built in our own workshop.
Grain & Gild renovates bathrooms in Dubai from strip-out to handover: waterproofing, tiling and stone, plumbing and sanitaryware, lighting and electrics, and the made-to-measure vanity, mirror and storage joinery, which we build in our own Dubai workshop. One team runs the room to one programme, so the wet works and the joinery are set out to the same drawings.
Why clients bring us the bathrooms
-
One workshop, one point of accountability.
We design, build and install with our own joiners, so nothing is sub-let and lost between trades.
-
Materials you can name.
Solid oak and walnut, book-matched veneers, brass and lacquered finishes, written on your quote before we cut.
-
Fixed timelines.
You get a build and install date in writing.
-
Tolerances that show.
Flush lines, aligned grain, doors that sit true.
How a bathroom project runs
The whole room, taken as one job
A bathroom renovation is several trades in sequence. Strip out, waterproofing, tiling, plumbing, sanitaryware, electrics, then the joinery goes in last and gets judged first.
We take all of it. Strip-out and disposal, tanking and waterproofing, tiling and stone, plumbing and sanitaryware, lighting and electrics, and the vanity, mirror and storage joinery, which we build ourselves rather than buy in. One programme, one team on site, one point of accountability at handover.
We are a joinery workshop first, and that is the reason to hand us the whole room rather than the joinery alone. The vanity is the piece a finished bathroom gets judged on, and a contractor who orders it in controls neither how it is built nor when it arrives. Ours is drawn, cut and finished by our own joiners, to the same drawings as the tiling and the waste positions.
That last part is not a courtesy. Most bathrooms that go wrong go wrong at a handover between trades: waterproofing signed off by one and cut into by another, a vanity built to a wall dimension that moved once the tiling went on, a waste position nobody rechecked before the drawer boxes were made. Run as one job, those stop being arguments about fault and become sequencing.
You can still buy the joinery on its own if the room is already being run by someone else, and we will quote it that way. If you are running the project yourself, we tell you what has to be ready before we measure and before we install. How we work in homes is set out on the residential joinery page.
A bathroom is the hardest room in a Dubai home for timber
Every other room in the house cycles gently. A bathroom does not. It goes from a hot shower to hard air conditioning several times a day, every day, and the timber in it either handles that or it comes apart at the joints inside two years.
That is why a bathroom vanity is a different build from a bedroom cabinet even when it looks similar. Substrate choice, how the edges are sealed, how the carcass is ventilated behind, whether the doors are solid or veneered, and the hardware grade all change because of the humidity, not because of the styling.
Timber fails in a bathroom in three predictable ways: a swollen bottom rail where water has sat, a delaminated edge on a cut face that was never sealed, and hinges that stop closing cleanly. None of those are bad luck. They are specification.
What we make for a bathroom
- Vanity units, wall-hung or floor-standing, built to the room rather than to a standard carcass width. See how we build vanities.
- Mirror and storage cabinets, lined through with the vanity below so the two read as one piece rather than two purchases.
- Concealed storage in the dead space almost every bathroom has: behind the door, above the cistern, in a recess, under a window.
- Timber panelling and cladding where a wall or a bath surround is being finished in timber rather than tile. See panelling.
- Laundry and utility joinery where the room doubles up, which in a Dubai apartment it often does.
Basins, taps, stone tops and sanitaryware are chosen by you or your designer, and we fit them with the rest of the room. Cut-outs, waste routes and the joinery are set out against each other on one drawing before anything is cut, so the basin lands where the drawing says it does.
The measurement that matters most
Bathrooms are small, and small rooms punish approximation. A wardrobe with a five millimetre gap at one end reads as a shadow. A vanity with the same gap reads as a mistake, because your eye has a tiled grid right next to it to compare against.
So we measure after the tiling is done, not before. Tile thickness, adhesive bed and the flatness of the finished wall all move the numbers, and a vanity built to the pre-tile dimension will not sit tight. If the programme cannot allow that, we build in an adjustable scribe and lose a little of the storage instead of a lot of the fit.
Waste and water positions are fixed at first fix and recorded, never left to be worked out later. They are on the drawing before anything is cut, because a drawer box that fouls a bottle trap is not a fix you can make on site with the drawer already in.
Renovating one bathroom, or all of them
Most Dubai villa projects come to us as a set rather than a single room, and there is a reason to treat them as one job. Veneer for a run of vanities has to come from the same leaf if you want the grain to relate across the house, and that is decided at ordering, not at installation. Doing three bathrooms in one order also means one measure visit, one delivery and one install window rather than three of each.
If it is a single ensuite, that is fine too. We take one-room projects, and we will tell you honestly if a made-to-measure vanity is more than the room warrants.
