Grain & Gild is an interior fit-out company in Dubai. We deliver complete fit-outs for offices, retail, restaurants and cafes: strip-out, partitions and ceilings, flooring, mechanical, electrical and plumbing works, wall finishes, doors, washrooms and the joinery, run to one programme with one point of accountability. We are a joinery workshop at our core, so the joinery is drawn, cut, finished and installed by our own joiners from our own Dubai workshop rather than bought in from a supplier, which is the scope that most often decides whether a fit-out programme holds. The joinery package is also sold on its own, supply-only to your drawings or supply-and-install, where a contractor or designer wants that scope by itself.

The whole floor, or the joinery package

Search for fit-out companies in Dubai and two different businesses come back. One takes the whole floor on one contract and one number. The other builds a single scope inside that job. We do both, and we tell you which one you are buying before anything is priced.

On a full fit-out we take the floor: strip-out, partitions and ceilings, flooring, mechanical, electrical and plumbing works, wall finishes, doors and ironmongery, washrooms, and the joinery. One programme, one site team, one point of accountability.

The joinery is the part we never buy in. Counters, cabinetry and storage walls, panelling and wall systems, fixed seating, doors and frames, and washroom cubicles are drawn, cut, finished and installed by us, from our own Dubai workshop. It is the longest lead and the tightest tolerance on most fit-out programmes, and owning the workshop that makes it is why our programmes hold. Where joinery is a named package on a tender someone else is running, we quote it alone, and the wider trade picture sits on our commercial joinery page.

What the joinery covers, sector by sector

The timber and board scope changes shape by sector. All of it is drawn to the set, built off site and fixed in position.

  • Offices. Reception desks, storage walls, meeting-room and tea-point cabinetry, workstation joinery and acoustic panelling. See office interiors and fit-out joinery.
  • Retail. Display units and gondolas, cash counters, back-of-wall systems and shopfront joinery, built to your brand book and samples. See retail joinery and display.
  • Restaurants and cafes. Bar and service counters, host stands, fixed and banquette seating, shelving and cladding, with edges specified for cleaning products and wear. See restaurant and cafe joinery.
  • Washrooms. Cubicles, vanity units and duct panelling, the last package in and the one every visitor inspects. See toilet cubicles and washroom joinery.
  • Doors and frames, matched into the surrounding panelling so a corridor reads as one plane.

Stone, appliances, upholstery, glazing and electrics sit inside our number on a full fit-out. On a joinery package they are priced by their supplier, and two quotes for the same room are not comparable if one carries the stone and the other does not.

Buying the joinery on its own

Some contractors and designers have the rest of the floor covered and want the joinery package on its own. Two ways to buy it, and the choice decides who owns the fit on site.

Supply-only. We build to your approved drawings, finish, pack and label to your fixing sequence, and deliver. Your team sets out and fixes, so site tolerance is yours. Nothing is cut until the set is signed off, because once it is cut the set is the job.

Supply-and-install. Our own fitters take the joinery in, scribe it to the walls and hang it, and the finish that leaves the workshop is the finish that gets signed off. That carries a higher number and a slot in your programme, and in exchange the fit is our problem rather than a variation.

We quote both against the same drawings so you compare one scope, not two. We cut on our own CNC machinery, so a repeated detail comes off the machine identical every time.

What we need to quote, and what happens when the drawings move

Three things, and the quote is only as good as the weakest of them.

The drawing set. Plans, elevations and any joinery details you hold. Setting-out dimensions matter more than renders. At concept stage we can price a shape, but the number moves once the set is developed.

The finish schedule or brand book, with physical samples. Not the printed swatch and not the code. Print and finish rarely agree, and a lacquer signed off from a PDF is a common reason a package gets rejected on a snagging walk. Veneer for a long continuous run has to come from the same leaf, which is an ordering decision at quote stage, not an installation fix.

The programme dates. The dates you are holding us to, not the ones in the original tender. We quote to those and commit delivery and install slots in writing.

Drawings move on every fit-out. When yours do, we revise and requote rather than absorbing the change and arguing at final account.

Holding the programme

Joinery is rarely the first trade in and never the first to be forgiven. A counter cannot be fixed until the floor box positions are final. A storage wall cannot be scribed to a wall still being skimmed. Cubicles cannot land until the tiling is done.

On a full fit-out we run that sequence ourselves, so floor boxes, cable routes, device positions and the partition lines the joinery meets all sit on one programme. Where we supply a joinery package into a site run by others, we coordinate to those trades and the programme stays with your project manager.

Occupied buildings and live retail rarely allow a daytime programme, so evening, overnight and phased windows are part of how we sequence a fit-out. They are priced at quote stage rather than negotiated on the night, and access and lift bookings are agreed before install day. At the end everything is snagged together. We attend the walk and close the list.

What we do not take on is handyman repair work, flat-pack assembly, or making good joinery installed by somebody else.

Questions clients ask

Are you a fit-out company or a joinery subcontractor?
Both, and you choose. On a full fit-out we take the floor: strip-out, partitions and ceilings, flooring, services, finishes, washrooms and the joinery, on one programme. Where joinery is a named package on a tender run by someone else, we quote that alone, supply-only or installed.
Do you work supply-only for main contractors?
Yes. Supply-only means the joinery arrives finished, packed and labelled to your fixing sequence and your team fits it, so site tolerance sits with you. Supply-and-install puts our fitters on site and the fit sits with us. We quote both against the same drawings.
What do you need from us to price a package?
The drawing set, the finish schedule or brand book with physical samples, and the programme dates. Without samples we can price a shape but not a finish, and that gap is where most fit-out disputes start.
What happens if the drawings change after you have quoted?
We revise and requote against the change at the point it happens. Nothing is cut until the set is signed off, because once it is cut the set is the job.
Will you coordinate with the other trades on site?
On a full fit-out we run them, because the programme is ours. On a joinery package into a site run by someone else, we coordinate cable routes, device positions, floor boxes and the lines we meet, and the programme stays with your project manager.
Can you install overnight or in phased windows?
Where the programme needs it, priced at quote stage rather than negotiated on the night. Access, lift bookings and permits are arranged before install day.
Do you work on Abu Dhabi fit-outs as well as Dubai?
Yes. The workshop is in Dubai and we install across both emirates, with Abu Dhabi delivery and install set out in the written quote.
