Commercial Fit-Out and Joinery in Dubai for Contractors, Designers and Brands
The whole floor delivered to one programme, or the joinery package on its own: counters, cabinetry, storage walls, wall systems and fixed seating, built in our own Dubai workshop.
Grain & Gild is a commercial fit-out and joinery company in Dubai. We deliver complete interior fit-outs for offices, retail and restaurants, strip-out through partitions, ceilings, flooring, services and finishes to handover, and we build the joinery ourselves: reception and cashier counters, cabinetry, storage walls, wall panelling and wall systems, retail displays, and bar and seating joinery. Fit-out contractors and designers can also buy the joinery package on its own, supply-only or supply-and-install, from our own Dubai workshop.

How a project runs
The whole fit-out, or the joinery package
An interior fit-out in Dubai carries a long list of scopes: partitions, ceilings, MEP, flooring, finishes, loose furniture. We take all of them, to one programme, one site team and one point of accountability at handover, and we build the joinery ourselves rather than buying it in. The joinery is everything made from timber and board and installed as fixed work, drawn to your set and made in our own workshop by joiners we employ.
The workshop is the reason to hand us the fit-out rather than the joinery alone. Joinery is usually the longest lead and the tightest tolerance on a commercial programme, and a contractor who buys it in is holding a date somebody else controls. We are the workshop, so the critical scope and the programme sit in the same pair of hands.
The second way to buy is the joinery on its own, which is how most contractors and designers come to us. A main or fit-out contractor buying joinery as a subpackage. An interior designer specifying it for a client. A brand or an operator going direct on a store, an office or a restaurant. The commercial terms differ. The work does not.
Where we are supplying a package into a site somebody else is running, we hold the joinery critical path, coordinate with the trades around us and stay out of their scope. If you are a homeowner rather than a contractor, residential joinery is the page you want; Grain & Gild covers both from the same workshop.
Sectors we build for
Office interiors and joinery is reception and cashier desks, workstation and meeting-room joinery, storage walls and cabinetry, and acoustic or veneered wall panelling, coordinated on site with the electrical, IT and other trades.
Retail joinery is display units and gondolas, cash and service counters, back-of-wall systems and shopfront joinery, built to the brand book, the drawings and the finish samples you supply, with finishes chosen for daily retail handling.
Restaurant and cafe joinery is bar and service counters, fixed and banquette seating joinery, host stands, shelving and cladding, with materials and edge treatments specified for cleaning products, moisture and wear.
Hospitality joinery reaches us as part of a wider fit-out rather than as its own package. For the full commercial scope in one place, including wall systems and bespoke fixtures across all three sectors, see interior fit-out and joinery.
Supply-only or supply-and-install
Two ways to buy the same joinery, and the choice decides what each side owns.
Supply-only: we build to the dimensions on your approved drawings and deliver. Nothing is cut before that set is signed off, because once it is cut the set is the job. Your team sets out and fits, and the fit on site is yours.
Supply-and-install: our own fitters take the joinery in and hang it, we hold the joinery critical path, and the finish that leaves the workshop is the finish that gets signed off. Where the programme needs it, we install to the mall or landlord windows, including overnight and phased slots.
We quote either way against the same drawings, so you can compare the two on one scope rather than on two different ones.
Quoting to a drawing set and a programme
To quote we need the set, the finish schedule or brand book with samples, and the programme dates you are holding us to. Back comes a fixed price against that scope, the materials named in writing, and delivery and install slots locked at quote stage. If the drawings change after that, we revise and requote rather than absorb it quietly and argue about it later.
We cut on our own CNC machinery, so a repeat run of identical units comes off the machine identical, and a set of parts is repeatable if you need more of them later in the programme. That capacity is also available on its own as CNC cutting.
What each way of buying carries
On a full fit-out the number covers the floor, stone tops, appliances, upholstery and electrics included. On a joinery package it does not: those are coordinated with your suppliers or ours and priced by them, so check that every joinery quote you are comparing draws the boundary in the same place. Two quotes for the same room are not the same quote if one carries the stone and the other does not.
What we do not take on is handyman repair work, flat-pack assembly, or making good another contractor's joinery.
Everything is made by our own joiners in our own Dubai workshop, not bought in and badged, which is why one team stays accountable from the approved drawing to the sign-off walk.
